My preference is PVC but TPO would be my second choice. EPDM is old school, more expensive not as good. All need good drainage add drains to eliminate any ponding areas.

Most roof ac units sit on a seal that fits around the opening outside, and on the inside there should be 4 long retaining bolts that that have or go thru some brackets, that squeeze the unit down. Kinda "sandwich's" the roof, if you will. I've simply tightened these 4 bolts carefully, and stopped the leak. Or the seal is damaged. And it also may be the drain. The opening will be under the plastic shroud. With the shroud removed you should be able to see a small opening near where its wet on the roof. I normally spray quickly with water at the opening. It normally clears easy. Condensate drain or weather seal.
