SOURCE: spa emptying when pump stops

Yes, if you have plaster it will get a ring around it. I live in Phoenix and with the sun and heat it will hurt the exposed plaster.
I don't know how old your pool is but many of the ck valves on the market today are serviceable. Meaning you can open them and replace the gut or clean it if that is all it needs. So if you replace it go for the extra it takes to get one of these as it will make the future a nice place if this happens again.
You probally have at least two of these on your system one on the suction side and one on the return, and one is as old as the other. So you might want to do both at the same time.

You already checked the hoses and valve so if you just have a trickle, the the solenoid on the cold side is failing. Here is the part to order.

The part comes with a 365 day, any part, any reason return policy.

When we had the house inspected, (June 2015) the spa ran fine/clean. We ran the spa for the first time today (13 Nov) and dirt came out of the jets. Is there some maintenance we should do?

Being the first day that you ran it, I wouldnt jump to anything to soon. First check to see if its dirt, algae or sand. Dirt could just be from the water settling and not being run/cleaned enough, worse case scenario filter problems. Algae would just be a lack of running the pump and a lack of/imbalanced chem. Sand could be that they just changed the filter sand and its removing the excess and settling, or that you have a broken lateral. Give it a week or two unless you see like jets of sand/algae/dirt lol. After that if you still having a problem repost with whats coming out of jet, how much, and equipment/chemicals used.

Spa indicator says Water SW Open...what does that mean and how do I fix?

This means that the pressure switch is not closing. Generally, this is a lack of water flow issue. The main cause is a dirty filter. Clean cartridges, backwash sand, backwash and recharge DE, whatever is needed to clean the filter, this should fix the problem. If not check other sources of restricted flow: filter baskets, pump baskets, shut-off valves. If everything is clear and there is good flow returning to the pool it could be a bad pressure switch. Replace with the correct switch for your heater.

Loss of suction and loosing prime on pump

This can be a number of problems....
Are the filter , and all baskets clean? Is the pump impeller clogged with debri? Is the pool water level high enough for flow?
Is there something stuck in the line, do you have a pool vac if so check it for blockage.
If you think none of the above mentioned are your issue, then the next step is to find the air leak, which most likely is in from of the inlet of the pump, if you get a water hose or container of water, turn on the pump and then pour the water one by one on all the plumbing joints and or valves that are ahead of the pump, of one of them has an air leak the water will fill the air gap and allow the pump to prime and you have found the problem. This can be used on fittings after the pump as well but typically an issue like this is ahead of the pump.
Many times it will be the inlet pipe which is threaded into the pump or the valve ahead of the pump needs new orings.

If your spa has been off for a while its likely something is blocking the lines.

Hi, I think your filter is connected wrong. The water should not be coming out of top. the pump maybe going backwards or hoses are wrong. reassemble correctly. Good luck.

Nd on washer

Hi Zandra,

Thanks for using FixYa. Error code ND means “No Drain issue”. To start with you’ll need to check for any restriction in pump assembly. It can also be due to a restricted drain hose or loose wire at pump. If after cleaning the drain hose the issue is not resolved then it means the pump has gone bad and unfortunately needs to be replaced. Please do rate the solution if the issue is resolved or post a comment for further assistance.

Water leaking from backwash when filter is on

The issue is not the filter, but the valve on the filter. There is usually a gasket that seals the different positions of the valve so water does not leak out. This gasket is probably the issue with your filter.

If you have a two piece valve, has screws holding down the handle section to the bottom of valve, then you may have an easier time fixing this issue. You will need to stop your system, release all the pressure from the filter using the Air Release Valve, or take the lid off the pump if you do not have the release valve, wait for about 30 minutes to ensure pressure is released. Then remove the screws around the valve, taking the handle section off in one piece. Check the bottom of the handle piece, see if there is a "spider gasket" or O-Ring that has gone bad.
